Three Ways to Use Your Home's Equity

There's no single best option — only the one that fits your plans. Here's an honest side-by-side.

Cash-Out Refinance HELOC Reverse Mortgage
How you get the money One lump sum. Your current mortgage is replaced by a new, larger one. A line of credit you draw from as needed. Your current mortgage stays in place. A lump sum, monthly payments, a line of credit, or a mix.
Your monthly payment A new payment on the full new loan. Based on what you use. Payments often change after the draw period ends, and many HELOCs have variable rates. No required monthly mortgage payment. You still pay property taxes, insurance, and upkeep.
Often a fit when New terms make sense for your whole loan, not just the cash. You like your current mortgage and have ongoing or uncertain costs. You're an older homeowner planning to stay in your home long term.
Keep in mind Closing costs apply, and your loan starts over. Your payment can rise if rates go up or when repayment begins. The balance grows over time, which leaves less equity later.

General information only. Your options depend on your home, credit, income, and program guidelines at the time you apply.

The Process, Step by Step

Most worry comes from not knowing what's next. Here's the whole map — and who does what. Timing varies by loan type and situation, so any timeline I give you is an estimate, not a promise.

The Questions People Are Afraid to Ask

There are no silly questions in a decision this big. These are the ones I hear most.

What's the difference between pre-qualified and pre-approved?
Pre-qualified is an early estimate based on what you tell me. Pre-approved means your information has been reviewed and verified, which makes your offer stronger to a seller.
Why is the APR different from my interest rate?
The interest rate is what you pay to borrow. The APR also folds in certain loan costs, so it's a better way to compare offers from different lenders.
What are closing costs, and can I lower them?
They're the fees for things like the appraisal, title, and recording, plus lender charges. Some can be negotiated or covered by a seller credit or assistance program. I'll show you every line before you commit.
How do I know if refinancing is worth it?
Divide your total closing costs by your monthly savings. That's roughly how many months until you break even. If you'll stay in the home longer than that, it may make sense.
Can I get a mortgage if I'm self-employed?
Yes. Besides standard loans, bank statement programs look at your deposits instead of your tax returns — helpful when write-offs make your income look lower on paper.
What if my credit isn't perfect?
Many people with imperfect credit still have options. Sometimes the best answer is a short plan to improve your score first — and I'll tell you if that's the case.
Will my mom lose her house with a reverse mortgage?
She keeps the title. As long as she lives there and keeps up with taxes, insurance, and upkeep, the loan isn't due. When it is, the family can keep the home by paying it off, or sell it.
What's a rate lock?
An agreement that holds your interest rate for a set period while your loan is processed, so market changes don't affect it. We'll talk about the right moment to lock.

The Mortgage Decoder

Mortgage words, translated into plain English.

Escrow
An account that collects part of your monthly payment to pay property taxes and insurance for you.
Underwriting
The lender's review of your income, assets, credit, and the home to make a final loan decision.
Appraisal
An independent estimate of what the home is worth, which helps set how much can be borrowed.
Debt-to-Income
How much of your monthly income goes to debt payments. Lenders use it to judge what's affordable.
Mortgage Insurance
Coverage that protects the lender — and often makes a smaller down payment possible for you.
Points
An optional upfront fee you can pay to lower your interest rate. Worth it only if you keep the loan long enough.
Loan Estimate
A standard form showing your estimated rate, payment, and costs early on, so you can compare lenders fairly.
Closing Disclosure
Your final loan terms and costs, which you receive before closing to check against your Loan Estimate.
Equity
The part of your home you truly own: its value minus what you still owe.

Who's Behind the Library

I've helped families with home financing for more than 25 years. I built this library because the best borrowers I've worked with weren't the ones with perfect credit — they were the ones who understood what they were signing.

The Air Force taught me to explain the mission, lay out the plan, and follow through. That's how I run every loan: straight answers, no pressure, and a call back when I say I'll call.
